Buyers that need a no down payment loan guaranteed by the USDA are running out of time to get their deal done. USDA Rural Home Loans have been a phenomenal tool for helping cash strapped buyers get into homes for no down payment. Unlike many other loan programs though, the amount of funds available to fund these loans are set and capped at the beginning of the fiscal year. Notice was delivered from Washington on March 9 that the funds are nearly exhausted, with expectations that they will run out in late April. Unlike years past when similar notifications have been delivered, the USDA will not be issuing conditional commitments for buyers as the program awaits new appropriations from Washington. Washington&amp;hellip;&lt;/font&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;font face="Times New Roman" size="3"&gt;&lt;/font&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;font face="Times New Roman" size="3"&gt;Well, if we have learned anything at all since our adolescence it&amp;rsquo;s simply, don&amp;rsquo;t always believe what you hear, and just because something is happening elsewhere that&amp;rsquo;s its happening here or where here may be for you.&lt;span&gt;&amp;nbsp; &lt;/span&gt;It is&amp;hellip;and will continue to be a buyers market in SW Washington and Oregon for the foreseeable future, however there hasn&amp;rsquo;t been any movement downward in the median sales price.&lt;span&gt;&amp;nbsp; &lt;/span&gt;For example, the average sales price for Clark County (SW Washington) was $302,100 for a running 12 month period (April 07 to April 08), the 12 months immediately prior the average was just $2,200 more at $304,300&lt;/font&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;font face="Times New Roman" size="3"&gt;&lt;/font&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;font size="3"&gt;&lt;font face="Times New Roman"&gt;Clark County has always been a resilient County, whether its passing important school bonds, taking a leadership role on the new I-5 bridge or perhaps bringing business and jobs to our County, we have always stood for forward thinking and resilient citizens.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Maybe it&amp;rsquo;s the beautiful scenery, or what&amp;rsquo;s in the water&amp;hellip;who knows, and who really cares as long as we move forward.&lt;span&gt;&amp;nbsp; &lt;/span&gt;That&amp;rsquo;s what the real estate market is doing in Clark County (SW Washington) it&amp;rsquo;s resilient, it&amp;rsquo;s moving forward.&lt;span&gt;&amp;nbsp; &lt;/span&gt;From my last post pending sales rose 2.4% from March and closed sales where up 1.3% from March&amp;hellip;moving in the right direction, forward.&amp;nbsp;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/font&gt;&lt;/font&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;font size="3"&gt;&lt;font face="Times New Roman"&gt;&lt;span&gt;&lt;/span&gt;&lt;/font&gt;&lt;/font&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;font
